In Ghana, most developers sell off land without guiding future development, leading to dysfunctional urban sprawl. While some progressive developers have begun creating "model" neighborhoods, these often consist only of aesthetically pleasing homes, green spaces, recreation facilities, paved roads, sidewalks, and community centers. A few forward-thinking developers are offering master-planned towns that include zoning and basic provisions for community services. However, ACS’s vision goes far beyond the scope of these projects.
